Located on one of the Upper East Side’s busiest thoroughfares, this 22-story residential building presents a dynamic modern facade of horizontal windows and masonry bands. A cantilevered glass canopy marks the apartment entrance, while retail spaces have double- height storefronts. A 2,700 sf fitness facility on the third floor and a landscaped rooftop solarium provide a respite from the bustle of the streets below. The apartments consist of junior one-bedroom, one bedroom and two-bedroom units. The retailers located on the first two floors of the building were process of the developer / owner community board.

The striking entrance canopy is a collaborative effort of Davis Brody Bond and structural engineers Roseenwasser / Grossman. Originally designed with a steel armature, the canopy ended up as a far more adventuresome glass beam structure. Each beam comprises a sequence of two clear glass fins laminated to a PVB inter layer and assembled with custom stainless steel fittings. The end result is one of the first public applications of all-glass structure in the US, and an almost entirely transparent porte-cochère.
